Applying

Applying online is an easy and simple process and shouldn’t take longer than 3 minutes. If you have any difficulty, please do not hesitate to contact us.

STEP 1: To make an application, simply log onto our website and select the APPLY NOW button at the top right of the screen.

STEP 2: Choose which package best suits you and click APPLY.

STEP 3: Enter in your details on the online application form.

STEP 4: Once you have entered in your details and submitted your application, our team will review and respond to you via email. (Please note, no monies need to be paid up till this stage)

STEP 5: If your application is successful, we will send you the StudentLiving Residential and Services Lease Agreement (RSA) along with a pro-forma invoice for your deposit and one month’s rental to be paid on signature of the agreement.

STEP  6: Kindly return the StudentLiving Residential and Services Lease Agreement signed in full by the tenant (student) as well as guarantor, along with the proof of payment for the Deposit and the first month’s rental.
 Please remember to attach a copies of ID’s for both the tenant (student) and gaurantor.

The StudentLiving Allocation Policy is on a first come, first serve basis.

The Deposit as well as first month’s rental will need to be paid in full as well as The Residential and Services Agreement signed before your room / apartment is confirmed.

Please note, the payment needs to reflect on ourside before the booking is confirmed and the landlord/representative reserves its right to accept the prospective tenant.

Any and all students are welcome! You need to be 25 years of age or under at the time of signing a Residential and Services Lease Agreement and you would also need to be registered at a recognised tertiary education institution. If you are not a student and if you are over the above age, you would most likely fall into our StudioLiving category that caters for the young working professional.

Any and all young professionals are welcome! You need to be 35 years of age or under at the time of signing a Residential and Services Lease Agreement

No, the House Rules only apply to Students but the Body Corporate rules will apply to both the Students as well as the  Young Working Professionals.

Please ask your House Mother for a copy of the Body Corporate Rules if you do not have them.

The Residential and Services Lease Agreement is for a period of 12 months. Your Check-in and Check-out dates will be indicated on this Agreement.

StudentLiving provides an all-inclusive offering to make your move any easy one:

Electricity and water is excluded from the monthly rental. Electricity is paid via a prepaid meter located in the apartment and water is billed monthly at a set fee of R300.

You may choose whichever package you like (provided we have availablility), however, you may not be able to choose your exact room or apartment. We have various packages to suit your needs, please see the accommodation tab for our different packages.

Yes, of course you may choose your roomie! Be sure to let the relevant building manager know well in advance or send us a mail at info@studentliving.capetown so all is in order.

The sharing apartments are the Platinum, Bitcoin and the Ethereum packages. A Platinum package refers to a room in a two bedroom apartment which share one bathroom. The Bitcoin package is the main ensuite room in a two bed / two bath apartment. The Ethereum package is the second bedroom with a separate bathroom in a two bed / two bath apartment. Each package price is per person per room per month.

You will receive an e-mail notification from one of our StudentLiving team members who will confirm your application has been received.

Rooms/apartments will be allocated according to our Allocation Policy. Your friendly StudentLiving team member will inform you via e-mail of your unit number..

The Rooms and apartments are allocated on a first come, first serve basis. Priority will be given to students who currently stay in the building
Yes, there are parking bays available to rent at R500 per month.
You may cancel your application at any time but there will be a reasonable cancellation penalty as well as an advertising fee charged. You will also be required to cover the costs of your rental until a suitable tenant is found. Please view our Cancellation Policy on our website for further details.

How to Pay?

Your First month’s rent as well as the one months deposit. There will be a R7500 lease agreement fee, a R250 Credit Check fee and a key deposit of R500.

Once we have received the payment, one of our friendly team member’s will contact you to confirm your booking. Please remember to include your first and last name as your reference on EFT’s to avoid any confusion and or delays.

Checking In

Your check-in date will be stipulated in the Residence and services Agreement. It is usually on the 1st of February each year.
Please book your preferred Check-in date by no later than 15 January by sending an email to your house mother.

It is very important to book your Check-in time so that we can help you with the check-in process and assist you to settle in comfortably.

We will have Check-in pods at each of our buildings, and Check-in staff to help you to make this process as smooth and enjoyable as possible.
When you arrive to Check-in, your finger will be scanned to allow you biometric access to the building.
When you arrive at Check-in, we will issue you with a set of keys for your apartment/room.

A key deposit may be charged.

Our rooms are slightly different but will include:
Bedroom:

  • Bed & mattress;
  • Built-in cupboards;
  • Block-out curtains;
  • Desk;
  • Study chair;
  • A bathroom with shower;

Kitchen:

  • Fridge and freezer combo;
  • Microwave;
  • Stove / Oven;

All apartments also include a LED TV.

We want you to come well prepared, therefore we have listed a few items as a guideline, to bring with you:

  • Cleaning supplies;

Unfortunately not, these units cause high amounts of electricity usage.

General

Yes, all students will receive a high-speed free Wi-Fi allowance per month, because we know how important it is to be dialed in and connected. The standard offering is 80 Gb for all the packages, please note that the two-bedroom sharing apartments will receive a 160 Gb allocation which will need to be shared. Don’t hesitate to speak to the StudentLiving team about Top-up’s or upgrading data bundles.

*Data bundles need to be confirmed prior to you moving in.

All package types will have a LED TV in their apartments with a DSTV bouquet.

Yes, we have undercover parking bays available at our buildings. The Boomshakala and Executive packages have a free allocated parking bay. Please speak to the StudentLiving team if you would like to request a parking bay, there will be an additional charge of R500 per month.

All packages include weekly cleaning. Inspections will be done to make sure everything is up to standard.

Living

Please feel free to report any maintenance issues in your apartment to queries@studentliving.capetown as soon as possible. We will get onto it ASAP.

It is important to be mindful of the StudentLiving House Rules which are designed to create a harmonious, respectful and safe community which allow individual’s the opportunity to achieve their professional and personal goals as well as discover roles for responsible citizenship and independence.

House Rules will be printed and displayed in all apartments.AQ

Yes, there is a no noise policy after 10pm to allow our students to be able to concentrate on their studies or get a good night’s rest. There will be fines issued to those persons making noise and causing disturbance to others after 10pm.

No, you may not smoke in your Room, any part of the Building, corridors or any Communal Areas. You may only smoke at the designated outside smoking areas. There will be fines issued to those persons who are caught smoking in non-smoking areas.

Yes, you are more than welcome to invite friends over, but remember that you are responsible for them and they must adhere to the StudentLiving House Rules.

No, neither friends nor family may sleep over and no one can stay or sleep over in your room when you are not there. You are also not allowed to sublet your room.

Yes it is compulsory, StudentLiving is responsible for the apartments that are being let to you and it is important that the landlord’s have peace of mind that all apartments are being checked regularly and maintained well.

Checking Out

You will only be required to Check-out if you are not staying for the following year. Your Check-out date will be stipulated in the Residential and Services Agreement however, it usually is at the end of January. All students will be required to vacate their rooms before or on this date.

You need to schedule an Out-going inspection with your StudentLiving house mother by no later than the 10th of January or before you vacate your room.

You may have decorated your room/apartment during the year or have had some maintenance issues, therefore, we would need to conduct an Outgoing inspection at the end of your lease in order to bring the room back to the same condition it was before you moved in, and that cost will be deducted from your deposit.

It is important to attend your Out-going inspection because it will determine your deposit refund.

Yes, that will not be a problem. Please make sure your room / apartment is locked and please notify your house mother that you will be going home for the holidays.

Your deposit will be refunded within 14 business days, provided the conditions set out in the Deposit Refund Policy have been met. Please see policies for more information.
