StudentLiving will endeavour to make your stay a happy and enjoyable one, however, we also understand that there may be unforeseen circumstances that crop up and may bring you to cancel your application or opt to leave during your stay and therefore cancel your Residential Lease Agreement.

StudentLiving understands that these circumstances may happen from time to time, hence we have put the following policy in place. StudentLiving may agree to release you from your obligations providing the following conditions are met at the various cancellation stages.

Please always remember that communication is the most important aspect of this process. If we are aware of  your situation, we are able to assist you as best as we can.

Please remember: Any outstanding payments must be settled before cancellation of the Agreement.

What happens in the following situations:

The applicant cancels after applying online but before paying the deposit, first month’s rental and signing the Residential Lease Agreement.

The applicant must notify StudentLiving of their wish to cancel. There is no cancellation fee payable.

The Resident cancels after signing the The Residential Lease Agreement and or after paying the Deposit and first month’s Rental:

StudentLiving may agree to release you from your obligations providing the following conditions are met:

  • You must notify StudentLiving in writing of your wish to cancel. There is a notification period of one full calendar month.

  • There will be a cancellation fee of R4500 levied on your account in the event you are able to find a suitable replacement to take over your Lease for the remaining period of the Agreement.

  • You will need to find a suitable replacement who would like to occupy the living space for the remaining period of the Residential Lease Agreement.

  • The replacement tenant must enter into a new Residential Lease Agreement with StudentLiving and pay the sums due as stipulated in the Lease Agreement.

  • The Refunds due to you will not be processed until the replacement student has:

    • Signed The Residential Lease Agreement.
    • Paid the deposit and first month’s rental and moved into the respective living space.
  • In the event you have provided the requisite cancellation notice but you have not been able to find a suitable replacement tenant to take over the terms of the Residential Lease Agreement; the cancellation fee will be a minimum of two months rental and a maximum of 3 months rental, depending on when a suitable replacement is found.
